Documentation for CHS

As per model bye laws what is the minimum documentation required to be maintained at a CHS? At our CHS being a nominal member I have suggested that we need to have copy of all the sale agreements on the file as well as documents like share certificates, electricity bill, gas bill, details of the CHS members family, etc. but I am afraid as the Secretary and Chairman are least bothered. Please advise and assist. Thank you.

You seem to be making informal efforts to have your say in the management of the society, a legal entity.

Can you clarify -

1) Whether the bylaws of your society refer to such doucments to be maintained by the society, as you proposed?

2) If not, whether you floated any such resolution with your stated proposals in the AGM of the society? If so, what happened to that resolution? If not, what reason was quoted for non approval of your resolution?

If you talk about model bylaws of the society, you are required to follow the procedure also, as prescribed in the bylaws.

The Society is supposed to have notarized copies of all the registered agreements relating to the flats of the building along with counterfoils/copies of Share certificates issued to the Society members. Managing Committee of the Society is legally bound to maintain copies of the bills relating to the expenses including electricity bills, Gas bills, water and property tax bills etc. The duties of the Managing Committee are specified in the "MODEL BYE-LAWS OF COOPERATIVE HOUSING SOCIETY" book.

Nominal member ??
Is there any such type of membership (nominal, as stated by you) granted in a Cooperative Society ? Can you enlighten me qua the provision of law granting nominal membership;
WHEREIN such (nominal) member is elected/selected to manage affairs/ business/ records of CHS ??

A sublettee, a licensee, a care-taker, or occupant who is eligible to be a
Nominal Member and who shall apply through Member for such Membership in
the prescribed form applicable, along with entrance fee of Rs. 100/- may be
admitted as Nominal Member by the Committee. The nominal members do not have any legal rights in relation to the Society.
