My widow mother(INDIAN -80 YEARS) is getting her share of flats in land given for development. She wants to transfer one flat to my sister(NRI-58 YEARS). Which is the best way and does it need to be registered? Thanks in advance.

By way of gift deed which needs registration.

your mother can by means of gift deed gift the said flat to your sister . the gift deed should be duly stamped and registered.

If your mother desires to transfer the property to your sister in her lifetime then she can make it by registered giftdeed else she can bequeathed the same by a will.

but some thing problem in gift.. that the daughter should be accept it and possession should be handed over immediately., since daughter is nri, its seems little problem. so will is good one.

If you are muslim, then do hibba. there is no need of stamp duty nor registration.
