Procedure to increase rent

I have a house property in kolkata. It has three flat which has been let out for residential purpose. the tenants are residing there for than 30 years and there is no legal agreement for accommodation acquired by them. Although we are providing rent receipt for the rent paid by them. there is no increase in rent from accommodation time till now.
I would like to know what are legal procedures by which we can increase the rent and if any of the tenant refuse to increase rent,then under such circumstances what options we have.

You have to send legal notice for increase of rent i.e.fair rent as per WBPT Act. In case of refusal you make an application before the Rent Controller for fixation of fair rent.

No need to send a notice to the tenant, if the tenant refused to increase the rent, you can make an application before the rent controller for fixing fair rent. For fixing a fair rent a calculation is given in the Act. Consult a local lawyer for more details.

Increase in rent not possible of legal tenants except for rise in taxes and some rent laws provide for five percent increase., only.
