Collector Land Fees

My Flat purchased is in a Cooperative Housing Society located on Collectors land in Santacruz West Mumbai. I have paid full stamp duty and have already the Share Certificate in my name from the CHS signed by Chairman & Secretary.Now we have been advised to pay a fees to Collectors Office for transferring the flat in my name in the Collectors Land Records.

Kindly advise if this fee is valid and the amount that must be paid for a flat having 640 square feet carpet area.
