We are staying in BORIVALI (mumbai). pagdi system .Recently landlord is charge for Rs. 100/- per month for rent collection charge & coman aria security charges for Rs. 150/- per month. But he is coman aria making for pay & park. It is right in rent law ?

The common area is for pay & park for whom? If it is for only the residents. This Rs.150 is part of the charges payable for parking.

In other words he is increasing the charges for parking. It is legal.

At mumbai the landlord can not increase rent under pagdi system but there is no bar for collection and increase of charges for any other services.
