My querry is that is a SALE Deed with complete stamp duty paid , and duly registered before the Notary Public Delhi, is a valid Property sale transaction. This querry arises after the Hon'ble Supereme Court Verdict dated Oct-11, in which they have cleary banned any sale transaction on the basis of GPA/Sale Agreement/ or Will, and the only valid transaction is Registered Sale Deed.
So Registered can be assumed as Registered before the NOTARY PUBLIC OR OATH COMMISSIONER'S OFFICE. The notary Public also have their notary register in which they use to regsitered the documents and get party(ies) signatures, and also provide the registration number on the document submitted.

Notary IS NOT registrar, AND HE DO NOT REGISTER.
Only sub- registrar OF assurance , OFFICE IS A registering AUTHORITY, WHO CHARGES [APP, IN MAH STATE ]1% OF market VALUE OF PROPERTY AS registration, IN ADDITION TO stamp duty, AND PROVIDE REGN NO. IS A REGISTERED dOC.

agree with mr shroff . notary is not registrar . you have to register it with sub registrar

then What's an alternative, if someone wants to purchase a lease hold property, which under unavoidable circumstances, cannot be freehold. Are there any papers in place, which can work as an alternative of sale deed.
