my elder brother want to transfer his flat in younger brother;s name . what is the procedure and what documents are required and what expenses will incurr. as flat is in pune municipal location

Your brother can execute and register a gift deed in your favour, the charges are minimal, however, since stamp duty and registration charges vary from state to state it is advisable to visit the local registry office and get details of the same.

Society will not charge transfer fees.
Git deed be executed and registered. Stamp duty and registration charges will apply on value basis.

if it is mumbai than it will affect 3% stamp duty on M.V . for gift deed

He can transfer the title of the flat in his brothers name by executing a Deed of Gift and registering the same.

The expenses will be lesser than that required for sale and will vary from state to state.
