Mismatch of survey no in patta and sale deed

Hi,

I bought house on 2010 from vendor X and sale deed has survey no 176/2. Vendor X has bought the Land on 2001 from Vendor Y and that sale deed has also same survey no 176/2. Then vendor X constructed the house on the land and sold it to me.

When i tried to get the patta, Patta is in vendor 'X' name but survey number is 176/5. I also verified 'Ulladangal' and Chitta and all shows 176/5 as survey number.

Questions:

Can I get the patta in my name with sale deed that I have? what is the procedure to get the patta

Questions:
1. I am not sure whether 176/2 or 176/5 is correct. how do i identify it?

Ans: Get the boundaries of the both Survey No. and find out which boundaries matches with Sale Deed boundaries then decide about the ownership;

2. few says s.no 176/5 is correct , execute rectification deed between vendor X and Y, then one more rectification deed from Vendor X and Me. Tamilnadu guideline values are increased now. So how much it will cost now to do this? Is this procedure correct?

In my view Survey No. 176/2 may be subdivided and reformed and renumbered as Survey No. 176/5; Please check the sub division documents in Survey department.


3. Few says since survey no 176/2 is there in both sale deeds, Apply for patta and get it and all citta and uladangal will be automatically changed as per the process.
Is this correct?

Ans:It may be correct however without checking the documents we are not in the place to give perfect answer.
