I would like to know whether there exists a document called Mother Deed which is necessary for verification of the antecedents while buying a piece of land.
If at all this document exists will it be prudent to buy the plot of land from the present owner without the Mother deed and register it.
The piece of land being referred to is in the state of Karnataka.

no . contact a local lawyer take 30 years search . obatin certifcate from lawyer that title is clear and marketable based on search reports . ask for seller to produce all original documents . you need complete chain of original documents .

Get encumbrance certificate from lacal lawyer who will issue the certificate after making search and inspection, the records of questioned property in sub registrar office regarding its title and ownership also in regard of any kind of chage or mortgage.

Search report of property is called mother document which consists verification of various record pertaining to the property and this is highly recommended to be obtained with the help of competent local lawyer.
