Dear sir,

After my father demise, I, took NOC from my sister and transfered house in joint name i.e. Myself and my mother.

If my mother make will in my favour, then my sister can claim on the same property.

NOC does not relinquish her share in the property.
If your mother makes Will of the same then get your sister as one of the attesting witnesses.

First of all, your sister is required to register a relinquishment deed in your favour and then your mother may register a will of her share in your favour with your sister as an attesting witness.
