This query is : Resolved
The legal heirs (sellers) of the deceased person want to sell the property and I am the intended buyer. Will it be possible for me to apply for a legal heir certificate of the deceased person directly without the knowledge of the sellers. The proposed property is in Tiruchy. Should I apply or whether this can be done by any body acting on my behalf.

Not being a member of the family you cannot apply for the legal heir certificate.

Are you one of the legal representative of the deceased? if yes, you can, otherwise no.

No !neither you can apply nor you can be granted legal heir certificate because apparently you are not heir of deceased simply intended buyer.
If you apply for legal heir certificate of the deceased it would be false claim and criminal activity on your behalf and you may land up in cell if real legal heirs come to know about your this kind of impure activity you want to do keeping them in dark.

However one thing may be possible.Get a sale deed from legal heirs whom you know,and then apply for mutation.

You are an outsider to apply for this. You rather get an affidavit on legal heirs issue by the sellers and get a clause of indemnity if any other legal heir in future is found to be claiming his share.

Being outsider You can not apply. Have affidavit with indemnity clause from the sellers.
