Froad after land purchase

Hello gentlemen , I am planning to purchase some land at raipur, but seeing all the property frauds here and there I want some guarantee from the seller , that he is the genuine owner of the land, and also he has not sold the same to anyone else and in any of such cases he'll be responsible for the entire loss of buyer.
So I want to know that is there any such legal document(like an affidavit or declaration by the seller) which can be retained by the buyer, for future references or disputes.

you engage a lawyer . ask him to certify title is free and marketable . lawyer will take 30 years search of records . in all sale deeds there is a clause wherein seller indemnifies purchaser against all claims made

1. Get the copies of relevant documents from the seller.

2. Present the copies to a Lawyer.

3. After scrutiny, the Lawyer shall guide you.

Actually the land he is selling is agricultural and he has partitioned it and reselling , so what else is to be checked to locate the desired plot .
Are there maps of lands or only descriptions of location.

Whatever documents your seller is giving, give them to your lawyer.

Then he will take care of you.

Produce all the papers/documents pertaining to the purchase of the land/property before the lawyer in your locality, obtain his opinion and then proceed.
