The tenant has no rights to stay beyond the agreement period and once the tenancy stands terminated and the owner is not willing to extend the tenancy agreement, the tenant has no option than to vacate the house premise or else he will face action of legal eviction.

The tenant is in possession. He entered in the possession through a valid agreement. So, the landlord ought to evict only through court or through compromise.
The tenant may continue to pay the rent. If the landlord refuses to accept the rent, the tenant can file a petition in the Rent Controller court, and remit the rent in the court.
The tenant can obtain Mandatory Injunction in the civil, against the unlawful eviction anticipated by the landlord. The court will normaly grant the injunction, as long as the tenant is paying the rent.

Tenant can not force the landlord to extend the tenancy. However he gets a chance of long stay as long as the suit continues which is in Bengal's standard has general life span of more than 10 years.
