Dear Sir,
i booked a flat in May 2013, as per builder/agreement they suppose to complete it by Dec 2015 (with 6 months extension). Due to my financial condition and couple of flat owners were occupied their flat from July 2015, so i occupied in Sept 2015. now may around 40 flat owners have occupied the flat.

The builder is still constructing the compound wall, and other amenities, we yet to get electric meter, occupancy certificate, khata transfer etc.

my question is there are some internal repair works are yet to be done they are keep postponing (like one toilet wall tiles are wet from last 3 months it may due to quality of tiles), i have been asking to rectify it from last 3 months, they do not bother, and say will repair it.

Could you please advice how i can move, if they do not repair / sortout my internal issues. Many flat owners are facing same issues.

1. IF the Flat is within Mumbai, THEN it would be illegal and punishable to take and occupy the Flat, with the mandatory "occupancy certificate" issued by BMC.

2. For leakages, which could cause destruction or health nuisance, a complaint can be filed with the BMC dept, for further criminal prosecution.
