I have a house in mumbai on pagadi system i used to pay rent to one of the partner and due to HUF as a owner their are many owners and after the death of the partner whom i used to give rent expire no one is available to pay the rent and as mentioned due to HUF who is the current owner whom i should pay rent is unknown so kindly let me knw the way i can pay the rent in court and how?

If you are in possession don't haste to deposit rent in small cause court because for that too you will require proper Advocate etc.
Instead contact Advocate send legal notice to all legal heirs of the owner
1) To clarify who is owner of the property
2) And you are willing to pay standard rent
3) When you receive reply from legal heirs of owner then think .
Get Land Record certified copy (It is called Property card) it is available in city survey office.
4) After notice is served and analyzing reply of legal heir of owner decide next step
5) Any how sec. 15 of Maharashtra Rent control act states if eviction suit is filled for non payment of rent then tenant after filling of suit is given 3 months to deposit rent in court and if he deposit that amount in court then eviction under section 15 of Rent act can not be done.
So ground for non payment of rent is weak ground for land lord.
