Patta for UDS

Is Patta issued for Undivided land shares
What is the legal implication of buying an appartment whose land extent is different in Patta and legal documents.

Patta can be issued for undivided shares in the joint names of al the co-owners. The extent mentioned in the title deeds alone would stand the test of law and not the one contained in the patta since the law is well settled that the patta is not a title deed and it is only a bill for collection of revenue. It is also wel settled that a revenue entry or patta canot convey title. Therefore you have to go by the title deeds.

Extent mentioned in the Title deeds only to be followed.
Patta is the evidence for possession and the same is issued by revenue department , which the extent is mentioned
