Hi Friends,
I have purchased the property in the year 1988 from GPA holder (Un Registered ) and Property is Registered in my name.
From 1989 onwards in Encumbarance certificate my NAME is there and paying all the property tax.
In the registered deed they have mention they have given me all the photocopies of the property (like mother deed plan layout and GPA copy)
Unfortunately i have not received the GPA COPY, the original copy of GPA (unregistered) has submitted to the department of registration.
NOW THE GPA HOLDER OF THE PROPERTY AND OWNERS OF THE PROPERTY HAVE DIED.
NOw i want to sell the property but the BUYER is asking me GPA copy and it is not there what is the remidy.
My Lawyer told me GPA is the Heart of the document.
If i does not take care some local gundas and rowdies are will create nuisance
How can i solve this case.
Please help me.

You can get c.c.of gpa from registry office.

The GPA should have been registered. However at the present juncture, since the property is standing in your name for 23 years, it is yours even if it is by way of adverse possession. So, no problem with right, title or interest.

No need to worry about it as per your query the GPA is unregistered, so this GPA has no value.

Though the plea of your lawyer is not legal and therefore should be discarded even then if required, the copy of the GPA can very well be obtained from the office of the registrar wherein originally it is deposited with the sale-deed.

THE GPA Copy is unregistered even we enquired in registrar office , they told us unregistered GPA copies will be destroyed after 2 years.

Is the GPA covers many other Survey Numbers then check with those survey number holders whether they would have possession of it

No the GPA covered only for 2 properties that one is mine and another is my friend.

You can't get copy of unregistered GPA from any source other than the heirs of the GPA holder. But, if the GPA covered property of your friend, a copy can also be found with your friend. That can serve your purpose.
