Agricultural land to commercial land

dear members,
we have a 18 acre land in mahabub nagar district in a village area. the land is in village itself now which we are using for agricultural purpose. but i want to make that to commercial one like seperate plots.can any one tell me how much time it takes to convert that to commercial one?? and how to approach for that and what amount of money should be payed to the government as tax?????

you have to make application for conversion from agricultural land to NA . approach local authorites and make application for conversion
