Flat maintenance charges due payments

As per the AP Apartment Act - 1987, our association prepared the bye laws, in which the clause related to the maintenance charges due allowed are 60 days i.e., two months. Now the present committee is finding difficulty in collection and meet the maintenance monthly expenses.

None is prepared to pass a resolution in the general body meeting to make the payment compulsory every month and defaulters should be asked pay penalty.

On this issue, what should managing committee should do to the residents to pay promptly their monthly charges to the association.

Also provide us any judgements related to this matter.

offer incentives if payment is made within period of 15 days of receipt of bill . if member fails to pay within 60 days penalty of 21%pa be charged .

As suggested Reward or punishment method is one option. Discount on payment for three month advance may be offered. Try to amend bye laws in general body meeting.
