What is step Wise legal procedure for buying a new build flat in apartment what should be checked at perticular step and need guidance for giving money at particular step.I have given lakh by DD.builder is selling flat at 16lakh. I have all cash I am not making any home lone

For minimizing government tax builder say me we will mention only carpet area and balcony and porch we will not show in agreement but it will belongs to me and and builder will mention it on my flat map is is right or it is my loss

Purchasing a property/land requires utmost care. One has to examine and find out the title of the seller or nature of his right. A seller can sell only what he possesses. Therefore if a seller has proper and valid title, on purchase you will get valid title. If the seller's title is defective, you will get only defective title. The simple reasoning is that he can sell what he has, and nothing more. When buying a property, legal due diligence is essential to avoid getting entangled in legal issues later. Here are some of the precautions you can take before finalizing a property deal
2.Check the antecedents of the vendor(s) 3.Check the title of the property 4.Verify the title of the seller 5.Personal inspection of property under sale (site/building/flat/agricultural land) 6.check original documents 7.Check whether the flat/portion is mortgaged to Municipal authority 8.Check the occupation certificate and 9. verify whether the land is government/assigned land or not.

Theoretical advise may not be very useful. Show all documents to your lawyer and discuss in detail. Discuss with other flat purchasers also.
