"Hi,
I want to purchase a residential plot in Ghaziabad, But when start searching out, what I find is many dealers are doing plotting on agriculture lands, and mentioning that they have converted these land u/s 143 for residential use.
Now my question is if these plots are legal and worthy to buy. Who will do developments in these plots? Nagar Nigam or GDA? If yes, then what are the precautions should i take and what documents should i ask for, if my purpose to buy that plot is residential."

Such dealings are going on; there are legal loopholes. However, these are, quite often, resolved subsequently. But there is nothing certain.

You should discuss with the developer in detail and get all the documents checked by your lawyer.

U may ask the vendors to furnish to u copy of the NA permission obtained by them for converting the land under Sec 143 of the Act for residential use. Cross verify with the collectors office whether the permission shown to u is genuine or not. U may also ask the vendors to show to u the lay out approval obtained by them from the GDA and see the lay our terms and conditions. Generally the lay out provides for laying the internal roads/ drainage etc for the plots. Further the most important thing to verify is the title of the vendors to the land in question. U may ask the vendors to provide u copy of the title report given by an advocate and get it verified from ur own advocate.
