A property in Navimumbai is jointly held by mother and two sons. The mother has expired recently. So how to delete the mothers name from the property legally.

To delete the mother's name, just submit an application by enclosing the death certificate and a legal heirship certificate and get the property mutated only on the names of the legal heirs.

Yes. You can submit an application to the Tahsildar concerned to get a mutation of the legal heirs by enclosing your mother's death certificate and legal heir certificate.
