Im from Delhi. There is a new SIR planned by govt in mandal taluka and lot of industry is getting constructed there. Some villages have been acquired there by govt. But some villages agitated and land could not be acquired. But companies are buying land by converting it to NA. I wish to know if I buy a agri land by converting into NA of nay particular village and later on that village agrees to give land to govt for development as per agreed compensation, the will my NA land will also come under acquisition. If yes how will I be compensated. If further I have constructed some structure on this NA land as per approved plan, then will I be compensated for the construction also.

you can buy NA land .enter into registered sale deed . if land is acquired you will be paid compensation as per provisions of land acquisition act

Sir this land is near ahmedabad. There is a new mandal becharaji special investment region. Lot of industries like honda, maruti and their small vendors are being put up in this area. Factories are being built. There is a draft town planning map drawn out for all the villages to be acquired. As of now only 8 of 44 have been acquired. Companies that are buying land here either have land located in within one of these 36 villages or totally away from these 44 villages. So will their land get acquired/ get compensated if thyye are already running.

If I buy land from farmer there, convert to NA and register in my name and construct a building there say for a hotel or service appartment or factory, etc, then still is there a chance that I have to surrender the land / building in future. I am following the draft TP as reference while selecting the land. In draft TP it has been tentatively identified which areas will be indsutrial, which will be commercial, residential, and so on.

All depends upon the purpose and plan of acquiring. You can go to court if compensation not received as per policy.
