Lease - agriculture land

Dear All
One of our Group Co. (Private Limited Company) would like to take agricultural land on lease to make use for its commercial purposes. Landlord has agreed to convert from agriclture to non-agricultural land and therefater to enter into lease deed. Compamy needs to pay some advance amount to start the conversion process.
Lease period is 5 years.
Can you gudie us what are the steps to be taken.
For example, Can we first enter MOU and pay the advance. After conversion, can the company enter into lease deed. Is this legally valid.

your business company can offered to pay legal fee so better to consult a local lawyer and pay fee and ask him to do all

Yes first execute an MoU followed by a registered sale deed.
