Purchase of Agricultural land

I had purchased a 1.5 guntha agricultural land for resident purpose on the basis of Register Notary. in that notary the seller of property give the whole rights regarding the property. The notary is on 100 Stamp.

Is that transaction is legal as per our law?

now i want to do that land on may name so what steps should i have take for that?

You get the Register Sale Deed from Your Vendor / Vendor under Notary Document !

I agree with experts. The transaction is absolutely illegal, it confer no right under the law. You have only option to get registered immediately.

Sale deed registered at concerned sub-registrar office is the mode for purchasing land. Notarised document is not valid for transfer of immovable property.

Unregistered sale deed is totally illegal.without registration and index 2 you cannot enter your name in ROR

Your sale transaction is not valid in the eyes of law. In some states, agricultural land cannot be purchased by a person who is not an agriculturist or agricultural labourer.

Thanks to all of you.

Notary is registered and he give me the receipt of he has received the amount from me against land sale and that receipt is in the form of Register Notary in that notary he promise me that i have the all rights of property.the Notary is registered by the advocate authorized by Govt. of India and i had received the register number.

Pls advice.
