A person who is not of sound mind cannot enter into an agreement and if any such agreement is entered that is void ab initio. As such, a lunatic can neither execute a valid and enforceable power of attorney nor such a sale-purchase agreement.
R.venkatesh Naidu (Expert) 04 February 2011
any person who is in unsound mind, lunatic, idiotic, drunken are not a capable person for entering agreement.

If any body has made with them in any agreement it is not valid, void, and it is called in contract act "VOID AB-INITO'.It means the contract or agreement is void at initially.
