Mutation (7/12 in maharashtra)

I would like to understand regarding the Mutation (which is also called Dhakila Kharij). It is called 7/12 in Maharashtra.
I bought an agricultural land in Maharashtra and executed the sale deed with the seller. But, the seller have not yet do the mutuation i.e. 7/12.
He is demanding for more money.

What are the option before me now. Who is the owner of the property now: me or seller ??

1)you are the owner of property from the date of execution of registered sale deed.
2)7/12,for that matter,is record of RIGHT maintained by state.
2)you are under duty to move an application(may be on a prescribed form readily available in tehsil)that the name of your seller be deleted and in his place your name be substituted because the your seller recorded has sold his ownership title and possession to you and from the date of sale deed ,now you are the owner as rightful buyer.
3)on your expense a notice would be then sent to your seller,who if admits the sale,
mutation order would be passed to change entries in 7/12extracts in your name and in case your seller files some objection then both of shall be given opportunity to prove your respective cases the order on merit shall be passed.
4)he is bargaining you illegally for which we can not help.

I am the owner of the property as the registered sale deed mention me the owner. Other person (i.e. seller) will admit that it was NOT a geniune sale, he might alleged that I forced him to sell at a lower price etc.
Do I need to take help of any lawyer in this or simple application to registrar office will be enough.
