Hi we stay in malad east in the building which is in pagdi system we stay at ground floor we been getting the notices many time from BMC to vacant our house because of the building is in danger stage and can collapse at any time, but since the recent incidence in Thane that the building collapse now BMC say’s that our whole building is illegal because there are several rooms on terrace and wants us to vacant forcefully. We have stop paying the rent since long time, because the building and the property is in disputes from long time and we don’t know who the current landlord is. We have contact the landlord from whom my late father had purchase our house we have asked him who is current owner but this landlord is not giving us any straight answers and the people who live in the building now this landlord is trying to create dispute among the residents of the building its whole mishap here I don’t know what to do
There are any things to say but I am so confused that I don’t know where and what to say or do
My concerns are
What should I do to stop BMC from demolishing my house?
We have contact some local authorities they say’s that we don’t need to worry because we stay at ground floor so BMC will not demolish our house and we will get the house if any builder want to redevelop
Later in future if any builder is trying to redevelop our building so what papers I should make that I should get the house in building
We stay at ground floor we have rent receipt of year 1983
Also I am willing to pay the rent but we don’t know who the actual landlord of this pagdi system is

It shall be better to engage a local lawyer and through him deposit the rent in the court and thereafter obtain the certified copy of court order, electricity bills, any other record/evidence of your being tenant since 1983 and purchase on pagdi basis the room so that on redevelopment of building, you may be in a position to get an agreement for further inclusion in the beneficiaries.
