Sir,
I have a residential house in Punjab which is my parental property and I am residing here since my birth in 1950.
This property was owned by somebody previously before partition of the country and was mortgaged with a Private
Commercial Bank.The said owner perhaps left India at the time of division of country without redeeming the mortgage.
My father was residing in this property and having office also before partition. My father paid the entire mortgage
money to the Bank after partition.
My father expired when I was school going. I am eldest in my family and my mother was illiterate. So nobody in the
family was aware of the title deeds. However during the life time of my father, ownership was mutated in his name
in Municipal Corporation records also in 1964. Since then we are paying the house tax regularly. Electricity meter
is also in our name. However, my father had a servant whom we shed after demise of the father. This man disclosed
to the people that my father died suddenly and nobody in the family knows about anything including title deeds.
So in order to grab the property different people at different times started asking us about the ownership papers,in
connivance with Rehabilitation Department. The said Private Bank was merged in a Govt. owned Bank in 1970s and
the later also has no record of the property with it since it was redeemed many years back.
The Rehabilitation Department has also no record as to whom this property was allotted after partition and the
relevant column is silent about this, despite identification number of the property is there in their records and
valuation amount also written.
We continue to reside in this property till date but time and again getting disturbance due to such issues.
Kindly advise as to what is my legal position and what should I do, so that my children do not suffer later on after my demise.

Dear Client,
Since property tax receipts etc are there in proof of your adverse possession since a long time, your title to that house property got perfected, if you could prove all this in court, if there is a litigation.
