Can I do renunciation in favour of my wife where I am first holder with 2 more other than my wife.HOW TO DO IT ?WHAT IS LEGAL SANCITY

Yes, you can do by way of deed of relinquishment which needs to be registered.

If you mean to say that you your wife and two more are there joint owners then YES
but in case you mean you and two more but not your wife are joint owners then NO.
If your wife is not co owner with you 03
NOT relinquishment BUT gift would be the requirement.

House is presently registered in my name (first holder)my son and his wife total 3.U know present day problem.son and his wife are not behaving but too keen in property(though whole investment is mine)current value 1.5 crores How do I rectify my initial mistake of not adding my wifes name How to ensure she stays in house after my death.I am a retired colonel 72 yrs she is much younger than me.

You can gift your share in her name.
However you can not get back 2/3rd share of your son and his wife.
You are concerned with your 1/3rd share only.

at present flat is standing in 3 names . you are joint owners of flat . you can execute deed of relinquishment wherein you can bequeath 1/3rd share in property to your wife .
in the alternative you can execute a will wherein you can bequeath your 1/3rd share in flat to your wife absolutely .

Other alternative is Gift it to your wife. [ but if ur wife joins them, u r OUT. ] SO NOT ADVISABLE. ]

HEARTIEST THANKS TO ALL LEGAL EXPERTS.Please tell me after my suitable legal action can they still evict her compel her to sign for selling house and give her one third money.Papers are held by me.

She will have no objection in their staying in the house though I know they will not agree for this.They have a house in their own name in same locality of same value.

No body can force a person to put a signature if she does not agree.

Even with you your son and his wife are not behaving themselves. How to you expect them to be better with your wife. Do not think of renunciation unless you are compelled by your old age or deteriorating health.
