you must contact a local lawyer before purchase of flat . ask for inspection of original documents . check whether maintenance dues are paid or not

The flat is hypothicated to bank and all original documents are with bank
so how to verify that?

You can get the copy of the documents from the Bank. Bank must have got the lawyers report while sanctioning loan against the property.

However, repeat the advise of expert ajay sethi ji to get the documents scrutinized by some lawyer and to find out whether any dues is to be paid.

borrower must be having letter from bank acknowledging receipt of original documents . you can ask borrower to give you certified copy of said documents .

take all xerox copies of documents from your seller and get a legal opinion from an advocate.
