Distribution of property

Dear Sir/ Madam
My father has died and during his life he purchased the property in co-ownership with the mother. The mother is alive today and she wants to sell off such property.
There are 2 brothers & 1 sister, all are alive and the sister wants no share from the property.
Please suggest how, my mother can transfer the title of the property to any other person so that there is no problem in the future.

on father death his 50%share devolved on his wife and 3 children . sister should execute relinquishment deed for her 1/8th share in property . sons can also relinquish their share . father share can be mutated in name of his wife . she can then sell the property

The legal heirs of your father except your mother should relinquish their share in favor of your mother. After this your mother would become the owner of 50% share of the property. She can dispose it as she wish.
