Regarding calculaton of rent

How the rent is calculated for a flat in mumbai. And do we have any documented proof regarding the carpet area

Rent is depend up on facility that u provide & condition of flat and wish of owner.

Standard rent is also not define any where.

@raj kumar: Sorry sir if i have not put my question appropriately, my question was according to the law how a flat rent is calculated, if it based on the carpet area what all areas of the house are taken into consideration for carpet area. And if any such documentation is there with latest changes i would like to know because i have a pdf stating GOI has its norms but it seems old and i dont know how authentic is that pdf.

Mr. Aditya! I have no grouse against you. A layman is not expected to be a lawman and accordingly you have rightly raised your query which I welcome.

In Mumbai or else in any city of India, the rent is calculated on carpet area, however, the amount of maintenance is additionally is required to be paid in such situation.

Some of the important things which are taken into consideration while deciding the rent are given hereunder:

Price
Deposit
Lease Tenure
Lock – In Period (refer to the glossary of terms)
Notice Period (refer to the glossary of terms)
Annual Escalation
Property Maintenance (has to be borne by the landlord)
Utilities (has to be borne by the lessee)

@raj kumar makkad- dear sir, thank you for your response. i was aware of the additional factors(maintenance, lock period etc) the only thing that i am not sure was the carpet area measurement. Do we have any law how carpet area needs to be measured and what factors are considered while measuring carpet area
