Entry of house & holder’s name on 7/12

Mr. X has house in one village of Mahashtra. He has one “Ghar Patrak” (Date mentioned on same of last 60 years) with him. Earlier this house (On Ghar Patrak) was in his late father’s name, then on his late mother’s name, and now on his name. On the base of “Ghar Patrak” and copy of light bill, and “Tax paid” receipt he has made an application to “Tahsildar” for making an entry of his house with his name in other right qualm of 7/12s. (Because on paper i.e 7/12 there are different name of “Bhogavatdar & Kul”, but practically from last more than 60 years this Mr. X & his family are living there).
On the base of application Talathi & Circle visited his house and submitted there report, on the base of that Tahislidar reply his application that, “In order to make an entry of your house with your name in other right of 7/12s, you have to produce registered document or make an application u/s 70 B of Bombay Tenancy & Agricultural land Act, 1948 “ So, queries is that :-
1.Can is it necessary for Mr. X to produce registered purchase document of his house where he & his family live there from last more than 60 years ? And if yes, then from whom they purchase this “House”?
2.Can last 60 years “Ghar Patrak” is not sufficient for making his house & his name entry on 7/12s other right ?
3.Kindly tell which law applicable to this?

For getting your name entered in the 7/12 you have to establish that you are the owner or tenant etc of the property by producing the registered sale deed or lease deed etc. What is the Ghar Patrak you are referring to? Is it a registered document conferring ownership right to you, and who executed it and in whose favor? Better show this document to your Advocate and get guidance from him.
