Sale deed format

Hi,

I am planning to purchase a Flat in Pune, which comes in Gunthewari Act, (and Non-NA land). I have already paid 4 Lac Rs to Builder and now he want us to sign the Seal Deed without agreement.

i got the draft of sale deed and found few terms and norms are not sutiable for me and its only in favour of builder.

Could you please share the Sale Deed Format with me.

Without any consultation with a lawyer don't purchase any property or draft any Sale Deed.Before buying any property consult with an experienced local Civil Lawyer, to proper drafting of Deed it would required title of rightful owner and some facts.

You should also obtain search report of land under purchase prior to moving ahead as it may be very dangerous for you in future if you all of sudden come to know that title of vender is defective.

Go for not a format but for a suitable draft individually drafted for you after due inquiry of title you want to buy which you can do only by engaging a civil lawyer experienced in the matter.

Search report covers all points like title, litigation, acquisition, right of minor etc. etc.

builders generally refuse to change draft of agreement forwarded by them .

what you can do is find out whether it is reputed builder of Pune .

make an applcation for bank loan . bank will do due diligence .

find out whether project is preapproved by finacial institutions like HDFC etc .
