(Querist) 15 June 2012 This query is : Resolved 
A piece of land was purchased by my mother in 1967 and house was built on it by me. I am only one child of my mother. my mother died in 2011. can i make a will of this in name of a trust . i am having two children.

Yes you certainly can. You'd have to make a trust deed appointing a trustee and then charting the course for the trust, the intended beneficiares etc.

It is not your self acquired property,it is an ancestral property, if your children are minor then you should get a permission from District Judges Court before making WILL to a Trust.

On your mother's death, this land, in the absence of a will by her, devolved upon you. It is, therefore, your exclusive property which is at par with self acquired property. Hence, you can make a trust deed.
