Penthouse registration validity

We purchased a Penthouse an year ago. Builder registered the Property along with 15 sq.yrds of undivided land. Recently we came to know the is no land left after dividing the total area to the other flat owners. It is registered in GHMC, Hyd.
Builder got approval for one plan and constructed with a different plan which was not approved by GHMC. However the plan does not show penthouse in it. Please advice what are our rights and how to file a complaint against this.
Now the other flat owners are planning to lodge a case against us, claiming that we are trespassing their land and the Penthouse is not legal.
Please advise, how to protect our property from this case.

issue legal notice to builder . move consumer forum for deficiency in service ask for refund and compensation .
also file complaint for cheating , criminal breach of trust against the builder
