Rectification of patta

Dear Sir,I have a vacant plot in chennai.It is a MMDA Approved layout.As per layout plan it is exactly one ground,but since it is a corner plot a splay of 48sqft has been left and the remaining 2352sqft is taken as the sale consideration.As per sale deed also it is 2352sqft.But as per patta it is showing only 2152sqft.My question is is there any possibility to rectify the extent in patta as per sale deed, if so what i have to do.will there be any problem in future when i resale this property.During sale what is considered, is it sale deed or patta. need your valuable guidence as early as possible,bye and thank you.

If there is any mistake on the record of Revenue it can be rectified after your proper representation. But if you got registered your plot more than patta record, you can not claim for rectification. Check the physical measurement of your plot with patta record.
