Apartment issues

Hello Everyone......My friend is been the one of the resident in a four floor building consisting of 8 flats. He lives in first floor, so he never uses the ''lift''. So the problem arises here, the society members are compelling him to pay requisite maintenance for the lift.But my friend says, he is not using the lift, so why should he pay the maintenance for it.
So pls advice me whether he is liable to pay the maintenance or not??

Are there any statutes or provisions regarding this matter??

If you or your friend know what is the meaning of cooperation and cooperative society, your friend would have paid the maintenance charges of the lift, which is meant for the common use of all the members of the society. The lift is not provided for selected persons and not restricted to others. All the members and their families, friends and even visitors of the members of the society are free to use the lift without any restriction.

First of all, do you think that the management would be keeping watch over your friend to know whether he uses or not the lift? Secondly, has your friend prohibited all his relatives, friends and other visitors from using the lift, or would all of them be taking due permission from the management or your friend before boarding on the lift to reach your friend?

Better advise your friend that if he wants to live in the society, whose common assets are the liability of all the members to ensure proper maintenance and he should pay his due share of maintenance.
