hello sir,
i have one query..
The son wants to gift a room in chawl to his mother. but the problem is that ration card and electricity bill is already in the name of mother even though the room is not in her name.
Kindly advise if the gift deed can be made or in chawl room is it required to be registred or only notary registration is enough?

who is the owner of room in chawl . if you are the oener of room you cna execute gift deed in fvaour of your mother . it has to be stamped and regd

Only the rightful owner of title holder of the chawl can transfer his/her interest in the said property to another person.

Ration card has nothing to do with the gift. it can safely be made as desired.

thk u ol for ur guidance.. the fact is that son had purchased room in chawl in 1977. 2nd thing the son whose the owner of that room nw leaves in differnt place ... he wants to transfer this room to his mother so she can stay with her other son's widow wife and child. 3rd thing mother has the documents like ration card, elctricity bill in here name.
So confusion is that can we make transfer agreement, gift deed or power of atrny to transfer the title in name of mother... please assist
