Rights of a tanent in pagdi system

sir,

my mother is 70 years old lady . we are living in a pagdi system room since 1968 in mumbai suberbs. we were paying rent till 2006 than owner stop accepting rent .now the building is in ill condition and bmc sent us notice to vacant the place asap.we are not finacially strong . only 4 tanents are living in the building right now and 12 other tanents are still occuping rooms . kindly guide us because owner is creating problems for us by disconnecting electricity and water supply .we are regularly paying electricity and water bills . he is not ready to give alternate accomodation .

send rent arrears along with covering letter to landlord by speed post AD .

complain to local police station regarding disconnection of electricity and water supply .

file declaratory suit and deposit rent in court if landlord refuses to accept it

Ajay sir, thank u so much for ur advice . we earlier tried to pay rent via post office but owner ddnt accepted. we (4 tenants) filed for stay order against bmc order to vacant the place and not to cut life essential needs like water ,electricity. can u tell me ..
1. if builder demolish this building he is liable to give us alternate accomodation and rent or not?
2. our rights as a tenant will remain same or not?
3. as my mother is an old lady and she is not keeping well . so what legal formalities i should do to safe our future.
