Hi,
We are planning to buy an apartment in Bangalore.
Towards this we wanted to understand the importance of family tree. The apartment has been made in an agricultural land and is about 5 years old. There are over 70 flats and this flat is one among the flat given to the original buyer by the developer as compensation.
Many banks have loans running in the houses situated there and one public sector bank we approached is asking for the family tree.
Can you please share some information on the below:
* What is the importance of the Family Tree.
* Who will have the same.
* Which Government authority would have certified the family tree.
* In the absence of the Family Tree be recorded then , can the family tree be sanctioned by any government authority. If so , which authority should we approach now.
* What help can i expect om the builder pr the current owner?
* In case the family tree can not be done now are there any alternative and legal ways of meeting the legalities?

The importance of the family tree is to know who are having rights on the property and who are successors of the propositus.
No Govt., departments will approve the family tree.

Normally banks insist for 30 years title verification. Since it is agricultural land there might not be any title deeds with the original seller to the builder/developer. That is the reason why the Bank has asked you to produce the family tree to know the flow of rights to the original seller. Family tree can be provided by the original seller listing out the history of his family. Alternatively to prove the flow of title for 30 years you can depend upon the revenue records. As family tree can not be certified by Government authority, it does not have any sanctity. It helps the bank to know the free flow of title.
