a person is tenant of b since last 35years, and regularly pay the rent in cash,and b give him receipt. but since last two or three months b the owner not accept the rent amount. what is legale remedy for the tenant a?

Yes. The land lord's next move will be preferring eviction suit or petition for eviction under rent control act in the grounds of arrears of rent. So just send your arrears of sent amount through by money order. Its will save you in future.

Or you can initiate the proceedings earlier than him. File petition before rent controller and deposit the rent amount through court.
