my self pankaj mahajan and i am staying at kalyan in flat , that flat woner is my monther ,and i have two sister ,in sociaty nominition from record name of my father ,
now we(mom,father,myself) want to make a provisgan after my mother death that flat tranfer to my name so what legal provigan to make befor death of my mother
kindly advise sir pls....

You mother can make a registered will upon which your family members other than you can become witnesses.

Pankaj,
Your mother can execute a will and register the same as advised by Mr.Rajkumar.
If it is regarding the society records, then your mother can nominate you whereby you will come on record in the event of death of your mother.

thank for nair sir and raj sir , but we make registered will as per your advise but in futuer any one of sister take objection agenst registered will that time any problem for me otherwise flat easly tranfer on my name ??...

Life itself is a problem. If your sister in future raises any objection to the will then the situation can be got handled accordingly. As the property of your mother is her self acquired, no objection qua will shall be sustainable before law.

Very rightly put by Mr.Rajkumar. Your sister can claim only if the property is ancestral. In your case, the property is self earned priperty, where your mother is at discretion with regards to its disposal.

Register Mother's WILL,in ur fvr
Change Nomination only in your name.
Prepare a family Settlement Deed, That the Flat is given to you, and get consent of all fly members, Notarise it.
YOU WILL BE SECURED BY ALL WAYS.
remember, change of time, and Mother can change WILL as well as Nomination, But Not family Arrangements.
