After the death of my mother, one property has been mutated by Nagar Palika in my name plus someone to whom my mother wanted to give it. Now I want to sell but the purchaser lawyer says that unregistered will is illegal and get sign of alive sister also. But what I was suggested by senior legal persons and also I have studied that unregistered will is totally valid and legal. Signature of mother and two witnesses are correct and genuine. Mutation was made by proper news paper add and affidavits etc. Pl advise whether it is valid or invalid will?

unregd., will is valid. If it is challenged then you will have to prove it by leading the evidences of scribe and wittnesses.

WILL is valid.
Opposite Advocate wants to safeguard his client for future dispute and claim by sister in future.

Better you get the will probated or get the WILL Confirmation note signed by your sisters
via notarized deed.
