Cancelling the settlement deed

(Querist) 04 August 2012 This query is : Resolved
Sir,
About a fortnight ago I registered two deeds 1. gift deed to my son and 2.a settlement deed to my wife.
I owned a property with four floors built up, out of which I gifted twe floors to my son and the other 2 floors I made a settlement deed to my wife stating that after my demise the property automatically goes to my wife and after her demise it goes to my son.
Can I cancell this settlement deed and retain the power to sell the remaining two floors which are in my name currently.
Can I also know whether there is a provision in Law to cancel the gift deed I have made in the name of my son.

The gift deed once executed can not be cancelled.
The deed of settlement however if not acted upon by the beneficiaries can be cancelled.
