Can i sell a property without guntewari, blue print, sanction

(Querist) 07 March 2013 This query is : Resolved
Sir,
I have a residential area of 1600 sq ft area which is collector NA. The Plot was purchased by the initial buyer from a Cooperative Society between the year 1981 to 1988 (the documents of which is missing/not available with anyone). The person who purchased is no more and no documents can be traced from anywhere
Then the property was purchased by a person in the year 1988 (the sale deed for the same is available)
The person who purchased build a house in 1000 sq ft area without blue print, without sanction or guntewari in the year 1988 during the gram panchayat era.
I purchased this house from him in the year 2003. Today I am unable to sell the property due the below mentioned missing documents:
- Blue print of the house

- Sanction letter from Gram Panchayat/Corporation

- Sale deed of first buyer who purchased the plot in the year 1981 from the cooperative society

Kindly let me know from where can I get the duplicate copy of the documents
Can I sell this property and can a buyer get a loan from Nationalised Bank for the property

you have been grosssly negligent . how can you purchase property without having original chain of title documents . no bank will sanction loan for purchase of said property . contact the intial buyer and request him to give you the original documents . the sanctioned plans you cna obtain from muncipal coproration

Bankers do require the title of the property since last 30 years and not more than that period so you need to wait for 5 year more to complete that requirement as you have ownership title with effect from 1988 only. So far as the construction raised without sanctioned plan is concerned, it can be got regularised by paying the penalty as per rules.
