Documents/procedure required to sell a flat in a co-op hsg society in mumbai

Hello Everyone,

I have a doubt regarding the actual procedure and documents involved in selling a flat in a co-operative housing society (around 40 yrs old). As of now, I have the share certificate of the flat with me transferred to my name from my father.

Hence, I request the concerned experts to please walk me through the requisite documents and procedure involved in selling the flat.

did your father execute gift deed in your favour ? or did you purchase flat from your father ?

or did your father bequeath said flat to you by will and share certificate got transferred in your name

please clarify

If you have share certificate of the old flat then no separate document is required except of chain of title and if required by buyer then NOC from the society otherwise legally there is no requirement of NOC from the society. Clearance certificate is duly required.

If you have got share certificate then it is more than sufficient to sell the property, but it is better to take no objection fro the society.

TITLE DEED IN YOUR FATHER'S FAVOR TO GATHER WITH LINK DOCUMENTS TRACING BACK TO ORIGIN OF TITLE AND SHARE CERTIFICATES ARE THE DOCUMENTS REQUIRED TO SALE A FLAT IN ANY CHS(SOCIETY).

First, my thanks to everyone above who replied. Well, just to give a little history, my grandfather was the first owner of the flat when the CHS was built, then it was bequeathed to my father from him and later from my father to me. All this is duly entered in the share certificate details.

Apart from this, I don't think I have title deed / chain of title as mentioned by some members above. It would be wonderful, if someone would please help me know how to obtain it?
