Sir/Madam,
I purchased a revenue site in Bangalore in 2002 from a layout owner who sold me the site through his wife, who had the GPA rights. The GPA has been registered at the Sub registrar office records in that jurisdiction. My site was also registered at the same Sub registrar office and I possess the original sale deed of the property.
However, I did not receive the copy of the seller's GPA document. I must confess, I was not that knowledgeable 11 years ago w.r.t property deals and missed requesting the copy of GPA document.
Now, I have decided to sell the site to a prospective seller and I realized that the GPA copy is not available, only when i started the sale discussion.
I tried approaching the owner to obtain a photocopy of the GPA document but I am not able to reach him.
Hence can you please explain me the procedure to obtain a photo copy of the GPA document from the Sub-registrar's office?

You can apply for the certified copy of the GPA before the sub registrar. When sale deed is in your name and property extracts shows your name, GPA is not necessary.

Dear Mr. Rajeev, Thanks for your reply. You are right, Sale deed for this site is in my name. But the buyer is keen to have a copy of the GPA document through which the site was sold to me. I shall try reaching out to the officials at the Sub registrar's office.

There is no complicate process in getting the certified copy of GPA if the same was registered in the office of sub0registrar. Move a simple application with the requisite fee containing the particulars and get it obtained on the same day or the other. There is no requirement of any lawyer for this simple purpose.

Dear Raj, Thank you for the information. They said that GPA copy is a private document and can be provided only to the original GPA holder and not to even the site owner. The form 22 is to be used for the same.
