I have a land in a village in pune.It is being cultivated by my grand parents as tenant (Kul)since late 50's and now we are cultivating the same and the land is in our full control. Our KUL has been reflected on all fer faras still late 70's however in 1973,during tahsildar review same has been removed from record. The owner of land on record had been dead in late 50's but his name is still reflecting on 7/12. It is almost more than 60 years, the land is being cultivated by us. There is no VARASNOND of owners succession on 7/12 since 1950. I wish to include my name on 7/12. Please advise the best method. Regards Malharee

It seems that, even after death of Tenant (Kul) and land owner since 1950, nobody from Tenant side and land owner side bothered to entered their legal heirs in the 7/12. Firstly, you being third generations of your grandfather, who was a Kul in 7/12 need to get death certificates of a deceased persons and apply to Tehsildar for legal heirs entry. Same procedure has to be applied by Land owners side, you have to inquire from land owners legal heirs, if they are ready to sell this land legally they have to apply to Tehsildar and you will get the first preference as a Kul to purchase it. This is a Tenancy matter, and it has to be proceed before Tehsildar. It is Tenancy court to decide the matter and you will be the owner after carry out inquiry providedly , 7/12 is to be updated with present legal heirs of teanat as well as land owners.

Dear Mr.Patil-Thanks for your valuable response. Much appreciated.Please note that owner do not have any interest in this as land is in our possession for past 60 years. If i educate them, they will be asking for a money.From owner side, if i go for their VARASNOND on 7/12, it will be around 80-100 successors and the land is 59 Gunte only as there is no updation in 7/12 since 1950. Please advice if can be worked out with different way through court or by form 14 (Pik Pani) Regards

Consult a local lawyer and show him all the documents.
